Every week we hear the same line: "The bank said no." Almost always, the deal was fundable — the bank just couldn't see it. Here are five 2026 scenarios from McAllen, Edinburg, Mission, Harlingen, and Brownsville where the answer changed.
1. The Self-Employed Restaurant Owner
An Edinburg restaurant owner cleared $250K in real income but wrote off enough to show $58K on his return. Bank denied — debt-to-income too high. We funded a $310K cash-out against his free-and-clear home in 11 days, on equity.
2. The Mexican National Investor
A buyer from Monterrey wanted a $480K commercial property in McAllen. No U.S. credit history, no SSN. Bank wouldn't even take the application. We approved at 65% LTV in 48 hours and closed in 18 days.
3. The Bridge Deal
A Mission investor needed to close on a $290K property in 14 days but hadn't sold her existing rental yet. Bank refused — could not underwrite two mortgages without a sale contract. We bridged her with $200K against the rental in 9 days. She closed cash on the new property and paid us off three months later, no prepayment penalty.
4. The Credit-Event Borrower
A Harlingen physician had a medical-billing collection from 2024 still dragging his score below the bank's 680 floor. Strong income, $190K equity in his home. Bank denied. We funded a $130K cash-out in 8 days.
5. The Commercial Partner Buyout
A Brownsville business owner needed $420K to buy out his commercial partner from their warehouse. Bank wanted 60 days and three years of business returns. We funded in 12 days against the warehouse — partner paid, deal closed.
What We Don't Do
We do not fund DSCR loans, conventional/bank mortgages, fix-and-flip, rehab, or ground-up construction. We fund private home and commercial real estate loans secured by Hidalgo and Cameron County property.
