Bridge Loans in South Texas: When You Need to Close Before You Sell

Use the equity in your current property to win the next one

A bridge loan is short-term private financing that uses the equity in a property you already own to close on a new property — before the old one sells. In a market like the RGV, where strong listings move fast, that timing edge is often the deal.

When a Bridge Loan Makes Sense

    • • You found the next property and the seller will not wait 60 days
    • • You want to make a non-contingent offer to beat other buyers
    • • You need to fund a down payment before selling another asset
    • • You're moving capital between two investment properties

    How Ours Are Structured

    • • Max LTV: Up to 70% of property value
    • • Term: 3- or 10-year balloon (you can pay off any time)
    • • Rate: 12.95% or 14% based on file
    • • Payments: Principal and interest
    • • Prepayment penalty: None — sell the old property and pay us off whenever
    • • Close: 7–14 days from conditional approval

    RGV Example

An Edinburg investor owned a $400K rental free and clear and wanted to buy a $325K property in Mission. We funded $260K against the Edinburg property in 9 days. The investor closed in cash on Mission, sold Edinburg three months later, and paid us off with zero prepayment penalty.

    What We Don't Do

We do not fund fix-and-flip, rehab, construction, DSCR loans, or bank/conventional mortgages. Our bridge loans are for stabilized property where there is real equity.
