What Documents Do You Need for a Private Real Estate Loan?

The simple checklist for South Texas borrowers

Written by Rey Hernandez, Founder of Global Fox Financial

One of the biggest advantages of a private real estate loan is the short document list. You're not handing in two years of tax returns and pay stubs — we underwrite the property. Here's exactly what to gather.

    Quick Reference

Most files close in 1–2 weeks from the moment we have these documents in hand. The faster you send them, the faster you fund.

    The Document Checklist

    Property Address & Type

Single-family, multi-family, commercial, or land — and the full address.

    Government-Issued ID

Valid driver's license or passport for each borrower on title.

    Proof of Ownership (refinance)

Recent property tax statement or recorded deed showing you own the property.

    Existing Mortgage Statement (if any)

Most recent statement showing current balance and lender.

    Insurance Declaration Page

Current homeowner's or commercial property insurance policy.

    Photos of the Property

Exterior and interior photos help us evaluate condition quickly.

    Purchase Contract (if buying)

Signed contract with the seller, including closing date.

    Entity Documents (commercial)

LLC certificate, operating agreement, or corporate resolution if title is held in an entity.

    What We Don't Ask For

    • ✗ Two years of W-2s and tax returns
    • ✗ 30 days of pay stubs
    • ✗ Bank statements going back months
    • ✗ Employment verification letters
    • ✗ Debt-to-income ratio worksheets
