If you file taxes in the U.S. with an Individual Taxpayer Identification Number (ITIN) and a bank told you no — they were wrong to imply you can't be financed. You can. A private lender just looks at the file differently.
What an ITIN Loan Actually Is
An ITIN loan is real estate financing for borrowers who use an ITIN instead of a Social Security number. With a private investor-funded lender, the loan is secured by the property — your ITIN is just part of the identification, not the basis for approval.
What You'll Typically Need
- Valid ITIN letter from the IRS
- Government-issued photo ID (Matrícula Consular, passport, or driver's license)
- Proof of income (tax returns filed under your ITIN, W-2s, 1099s, or bank statements)
- Source of down payment funds
- Property contract or address
